The key is getting the bus re-titled as an RV or motorhome through your state&#8217;s DMV. Once it&#8217;s classified as a recreational vehicle, it&#8217;s treated the same as any factory-built motorhome. Where it gets tricky is local zoning &#8212; some cities and counties have rules about where you can park and live in an RV full-time. The bus itself is legal. You&#8217;re not doing anything shady here. People buy used ambulances, delivery trucks, and box vans and convert them into homes all the time.<\/p>\n\n\n\n<p>The confusion comes from people thinking a school bus is always a school bus. It&#8217;s not. Once you remove the seats, re-title it as an RV, and register it in your state, it&#8217;s legally the same as a Winnebago or a Tiffin. The DMV doesn&#8217;t care that it used to carry kids &#8212; they care about what it&#8217;s classified as now. After that, you&#8217;re just another RV on the road. How do you handle it?<\/h2>\n\n\n\n<p>This is the real issue &#8212; not whether the bus is legal, but whether your parking spot is. Zoning laws vary wildly by city and county.<\/p>\n\n\n\n<p>Some places are totally fine with you parking an RV on private property and living in it. Rural areas especially. Other places &#8212; particularly HOA neighborhoods and strict urban zones &#8212; have ordinances against living in any vehicle, including RVs.<\/p>\n\n\n\n<p>The workarounds most full-timers use: RV parks and campgrounds (the most straightforward), private land with willing owners, or moving frequently enough that you don&#8217;t trigger &#8220;permanent residence&#8221; rules. Some people lease a spot on rural land for $200-$500 a month and live there long-term without any issues.<\/p>\n\n\n\n<p>Full-time RV parks exist specifically for people living in their rigs year-round. You can&#8217;t just park it wherever you want.<\/h2>\n\n\n\n<p>You&#8217;re right &#8212; you can&#8217;t just park on any random street and call it home. But you&#8217;ve got more options than you might think.<\/p>\n\n\n\n<p>RV parks and campgrounds are the obvious answer. Monthly rates at full-time RV parks run $400-$800 depending on location. You get hookups for water, electric, and sewer.<\/p>\n\n\n\n<p>Private land is the other big one. If someone owns property and lets you park there, most rural counties don&#8217;t care. You might need a septic hookup or composting toilet depending on county health codes.<\/p>\n\n\n\n<p>Boondocking &#8212; parking for free on public land &#8212; is legal on BLM land and national forests with a 14-day limit. Move to a new spot every two weeks and you&#8217;re golden.<\/p>\n\n\n\n<p>Walmart, Cracker Barrel, and some truck stops allow overnight parking. The short answer is that RV conversions fall under different regulations than car modifications.<\/p>\n\n\n\n<p>Cars are subject to strict emissions, safety, and equipment regulations because there are millions of them and they share the road in dense traffic. Bus conversions are classified as RVs, and RVs have much more relaxed standards. There&#8217;s no federal safety standard for RV interiors &#8212; that&#8217;s why you can build whatever you want inside.<\/p>\n\n\n\n<p>The emissions equipment on the bus engine still needs to be intact. You can&#8217;t delete the DPF or tamper with emissions systems. But the interior? Build whatever you want. It&#8217;s a vehicle, not real estate. You pay vehicle registration fees and personal property tax in some states (which is a small annual fee based on vehicle value), but there&#8217;s no property tax like you&#8217;d pay on a house.<\/p>\n\n\n\n<p>This is one of the biggest financial advantages of bus life.
